Your main home never counts. Net wealth equal to the limit already excludes you; assets must exceed theirs.

Spain’s minimum living income looks not only at what you earn but at what you own. Your main home never counts. Other property, bank accounts and deposits, funds and shares, savings insurance and pension plans do, as do holdings in companies. There are two tests, applied together. The first is net wealth, assets minus the debts attached to them: for a single person it must be below €26,409.60, three times their yearly guaranteed income, and the limit grows by 40% for each extra member up to €68,664.96 for five or more. The second looks at assets without subtracting debts: they may not exceed twice those limits, from €52,819.20 to €137,329.92. Someone who inherits a mortgaged flat can therefore pass the net test and fail the asset test. Being the director of an active trading company always rules you out, whatever it is worth.
Two tests, not one
Article 11.3 of Law 19/2021 sets the first: net wealth may not equal or exceed three times a single person’s yearly guaranteed income, multiplied by the wealth scale in annex II, which rises by 0.4 per member up to 2.6. Equal to the limit already excludes you. The second, in annex III, compares non-business assets with twice that figure, and there it is exceeding it that excludes you. Both are checked together: failing either is enough.
| Members | Scale | Net wealth (below) | Assets (up to) |
|---|---|---|---|
| 1 | 1.0 | €26,409.60 | €52,819.20 |
| 2 | 1.4 | €36,973.44 | €73,946.88 |
| 3 | 1.8 | €47,537.28 | €95,074.56 |
| 4 | 2.2 | €58,101.12 | €116,202.24 |
| 5 or more | 2.6 | €68,664.96 | €137,329.92 |
The figures in the table match those of Social Security. They rise every year with the non-contributory pension, because they are worked out from the same €733.60 amount.
What goes into each test
Non-business assets come in four kinds: property other than the main home, bank accounts and deposits, securities, insurance and investment funds, and pension plans. For the net figure, the debts attached to them at the claim date are subtracted, but never the mortgage on the main home, because that home is already left out. Company holdings are added on top. Being the formal director of an active trading company excludes you by itself, even if the company is worth nothing.

A worked example with a mortgage
A couple inherits a flat with a reference value of €80,000 and an outstanding mortgage of €60,000. Their net wealth is €20,000, below their limit of €36,973.44. But their assets, the flat without the debt, are €80,000 and exceed €73,946.88: no IMV. With one child the asset limit rises to €95,074.56 and the flat fits. The child supplement has a higher net wealth threshold, 150%; the child support supplement page works it out.
If you draw a pension and have some savings, see the page on the IMV alongside a pension as well: savings only produce countable income through their interest, but they do count as wealth.
